At Homewise Plumbing, we’ve been working with Victoria and Sooke homeowners for over 20 years, and in that time, we’ve seen it all—from heritage home copper lines in Oak Bay to new PEX systems in Langford developments. If you’re renovating, building, or just concerned about the state of your current plumbing, it’s important to understand the different types of piping materials used in residential plumbing and how well they hold up to Victoria’s coastal climate.
Here’s a breakdown of the most common plumbing pipe materials, their pros and cons, and when it might be time to consider a pipe upgrade in your home.
Common Residential Plumbing Pipe Materials
PEX (Cross-linked Polyethylene)
Pros:
- Highly flexible and easy to install, ideal for renovations
- Resistant to freezing and bursting
- Less prone to corrosion and mineral buildup
- Affordable and durable
Cons:
- UV-sensitive — can’t be used outdoors or where exposed to sunlight
- Not as time-tested as copper for 50+ year lifespan
- May not be compatible with all fittings if mixed with older systems
Best Use: New construction or interior re-pipes in homes throughout Victoria and Sooke. It performs well in damp coastal environments because it doesn’t corrode.
Copper
Pros:
- Long lifespan (50+ years when installed properly)
- Resists bacteria and can handle high heat
- Recyclable and considered eco-friendly
- Excellent pressure ratings
Cons:
- Expensive compared to PEX or PVC
- Can corrode over time in highly acidic or mineral-rich water
- Susceptible to freezing if not properly insulated
Best Use: Great for visible water lines or homes where longevity is key. Works well in older homes, especially when matched to existing copper systems. Proper insulation is a must during our colder Island winters, especially in crawlspaces.
PVC (Polyvinyl Chloride)
Pros:
- Inexpensive and easy to work with
- Excellent for drain, waste, and vent piping (not typically used for pressurized water)
- Corrosion-resistant and long-lasting
Cons:
- Not approved for hot water lines
- Brittle in cold temperatures if exposed
- Not ideal for indoor pressurised potable water systems
Best Use: Drainage systems and venting. Commonly used in perimeter drainage and sewer systems across Greater Victoria.
CPVC (Chlorinated Polyvinyl Chloride)
Pros:
- Handles both hot and cold water
- Less expensive than copper
- Doesn’t corrode or scale
Cons:
- Brittle with age
- Sensitive to installation issues and chemical exposure
- Can split or crack in freezing temperatures
Best Use: Indoor plumbing systems where cost and heat resistance are both factors. Less common in BC today as PEX becomes more widely used.
Which Pipes Are Best for You?
Victoria’s coastal location brings moderate temperatures, high humidity, and occasionally high rainfall. These conditions affect how different piping materials perform:
- PEX is generally ideal due to its resistance to corrosion and freezing. It’s flexible and reliable for both new builds and upgrades.
- Copper remains a solid option if properly insulated, especially in crawlspaces or unheated areas.
- PVC is best reserved for drainage. These pipes are great for perimeter drain systems that manage our wet winters, particularly in areas like Metchosin and North Saanich where runoff is higher.
How to Know If Your Pipes Need Replacing
Pipe material is just one part of the equation. If you’re not sure what’s behind your walls, here are a few signs that your system may need an update:
- Low water pressure (especially in older copper or galvanized systems)
- Discoloured or metallic-tasting water
- Frequent leaks or corrosion around fittings
- Visible rust or mineral buildup
- Your home is 30+ years old and has never had a plumbing inspection
In heritage areas like Fernwood, Rockland, or James Bay, many homes still have original plumbing that may be well past its lifespan. An inspection can help determine if a re-pipe is needed to prevent future leaks and water damage.
